Here is an overview of what you can expect when you work with Loyd Builders. Please contact us to discuss in more detail.

PRIVATE ON-SITE SHOWING

  • Receive a personal overview of the community and vision
  • Complete a design questionnaire

VISION MEETING

  • Review your completed questionnaire and preliminary pricing proposal
  • Further discuss everything you’re looking for in your home and update pricing accordingly

LOT CONTRACT

  • Execute an offer to purchase within 30 days of Professional Services Agreement (see step 4)

PHASE 1 PROFESSIONAL SERVICE (From Loyd Builders)

  • Remit non-refundable Professional Services Agreement (PSA) deposit
  • Initiate Phase 1 PSA
  • Meet with Plan Designer/Architect to begin design, including floor plans and elevations)
  • Update and adjust pricing proposal to reflect any changes

LOT CLOSING

  • ~30 days after signing the lot contract, you will close on the purchase of your lot or close on lot along with CP loan
  • Continue through the design phase

PHASE 2 PROFESSIONAL SERVICE

  • Remit additional non-refundable deposit to initiate Phase 2 PSA
  • Review preliminary floor plans and elevation concepts completed in Phase 1
  • Finalize plans, including elevations and engineering, for bid process
  • Review septic, grading, landscape, pool design, and impervious surface requirements
  • Update and adjust pricing proposal to reflect any changes

SAMPLE CONSTRUCTION CONTRACT (From Loyd Builders)

  • Full sample construction contract is provided for your review
  • Obtain final bids and engineered plans

CONSTRUCTION CONTRACT (From Loyd Builders)

  • Finalize construction contract and all the details of your build
  • Begin time-sensitive selections

APPLY FOR PERMITS

  • Submit construction permits (completed by Loyd Builders)

MEET THE DESIGNERS

  • Meet with your interior design team to begin planning and making selections

PRE-CONSTRUCTION MEETING

  • Meet with your project manager to go over the build process
  • Receive updates and guidance from our entire team from start to finish

LET THE BUILDING BEGIN

  • Receive access to the Buildertrend App to track all the details for your build

SITE WALK

  • Meet at your lot to discuss lot clearing and house placement
  • Continue finalizing selections with the design team

CONSTRUCTION BEGINS

  • Begin foundation and framing work
  • Conduct an onsite meeting to:
    • discuss landscaping and hardscaping design and layout
    • review the placement of electrical fixtures, including outlets, TV’s, and speakers
    • inspect and finalize the installation and positioning of mirrors and shower doors
    • discuss and confirm light fixture locations and designs
  • Finalize all selections with the design team

HOMEOWNER WALKTHROUGH

  • A thorough review of the home nearing completion to ensure everything aligns with your vision

ORIENTATION WALK

  • Receive an in-depth tour of the completed home, with instructions and details on all systems and features

30-DAY WALKTHROUGH & PUNCH LIST

  • After 30 days, conduct a walkthrough to address any immediate concerns or adjustments needed, and create a punch list for final touch-ups

1-YEAR WALKTHROUGH & PUNCH LIST

  • At the 1-year mark, meet for a final walkthrough to address any issues and complete any remaining items on the punch list
